New Flip in Westchester

We recently closed on our next project!

The home is in Westchester, a west LA neighborhood that is popular with families because of large lots and the proximity to Silicon Beach area.  This is the perfect location for a family who wants space, but also wants to be close to Westside amenities and the beach.

Because we learned, on the last project, that HOAs add complications and delays to a flip, we decided we will focus solely on single family residences from now on. 


This is the home.  Currently a 2 bedroom, 2 bathroom with a separate living room, family room and a pool!



The floorplan is decent - it seems to have originally been a 3 bed, 1 bath, a common layout for a 1946 tract home.  In the 60s, we know from researching the permits, square footage was added to extend the third bedroom and make it into a family room.  The second bath, as well as a second closet, were added to the back bedroom to create a master bedroom with an en suite.  Additionally, a sunroom was added - we will be removing the sunroom, but will replace part of it with a small guest bed/ office.



We are aware there may be buyers that have a negative view of a pool, but we really like the pool and see it as an opportunity to create a fun family / entertainer's home.  We figure if just one buyer wants a pool, we have that feature, which is uncommon in the area.  Additionally, we hope a pool yard can be appealing, even to buyers who think they don't want one.  Reviewing pool photos on houzz.com has gotten us excited about creating a beautiful backyard.  The key will be to remodel and update the pool, eliminating buyers' concerns with potential repairs and expenses.  The backyard update will add significantly to our renovation costs, but we think we can recoup the cost.  Fingers crossed that choosing a pool home was not a mistake!

Adding square footage to this home will be a challenge since the pool eliminates the possibility of adding on to the back of the house.  This challenge forced us to think creatively, and we think we came up a great floorplan.  We are very excited about this home!  Follow us to see the progress.
